Cyprus Expat Answers

Do I need a lawyer to buy property in Cyprus?

Short answer

It is strongly recommended to use an independent lawyer when buying property in Cyprus. The lawyer should not simply be the developer's or seller's lawyer.

Main explanation

A lawyer can check the contract, title deed position, planning or building issues, mortgages or charges on the property, VAT or transfer fee treatment, and whether the sale contract is properly deposited.

Legal fees may feel like an extra cost, but they can protect you from much larger problems later.

Practical point

Choose a lawyer who is independent from the seller, developer, and estate agent.

Useful next step

Do not sign a contract or pay major money before legal checks are complete.
